How do I find out if foreigners are permitted to buy in a particular Canton (Valais). Is it defined at Town/Village level, is it defined by existing status etc. etc. Anyone got some definitive knowledge or useful reference weblinks.

AFAIK it depends on the status of the property and your status. Is it a primary residence, or tourist accommodation? What permit will you have? If you are a non resident foreigner, you can only buy a property either from a builder who has a batch of Permits for foreigners, or a property which is currently owned by a non resident foreigner. New regulations voted in this year will make purchase more difficult/expensive. Read up on the Lex Weber. AFAIK Zermatt does not allow non resident foreigners to buy, so that would indicate that the Commune can decide. If you have B or C Permit you can buy on the home market.

Nickski, ....(note my username)...where in the Valais are you thinking of or have you found a specific property? The ruling is at Canton level although approaching the Commune can get you a permit - you'll need a good notary. We bought a chalet which had been owned by a German couple and so the Commune readily agreed to a 'stranger's permit'.

Nickski, ...this is currently for sale for 450.000 chf - has a foreigners' permit - will go for a lot less than the asking price, I think. In Mollens, 10mins from Crans Montana up the hill.

Nickski, be aware that preparation is vital. A Swiss official, be it your Notary or Agent or someone else you are paying, won't readily volunteer information to help you. You need to ask the right questions. The new Federal Revision of land zoned for building will affect property prices.
Valais2, having waited 26 months for a permit after getting caught up in the start of the Moratorium fiasco, we emailed Jean-Michel Cina directly. Our Permit was issued 7 days later. We purchased from a Swiss.

I understood that the permit is connected to the property so once a property has a "foreigners permit", the transfer is slow and bureaucratic but is simply a question of process? Certainly that was our experience across the valley in Nendaz.

We also got caught up in the moratorium "fiasco" (good word). The Swiss introduced a new system but all the people in the pipeline under the old one seemed to be then conveniently forgotten about. We applied in 2006 and got our permit in 2011. The system does seem to be deliberately opaque - a Swiss speciality - but a reputable agent should give you the true position as regards any particular property they are offering.
