@richardarthur, I suspect your problem is that you want to span a weekend, and the week from Saturday 1st Feb is semester holidays for Vienna and Lower Austria, i.e. a quarter of the population of Austria, plus a couple of German provinces, making it pretty much the busiest week of the season other than New Year.

It’s over a late bar with load music but the rooms are very good and in a great location. They do short stays too. Top floor rooms are fine but a few of the lower floor rooms are a bit noisy
