I said a while ago that my neighbour’s chalet in Mollens (Valais) would be up for sale. And now it is. Five bedrooms, two bathrooms, bit of garden up to stream…425,000 gbp. This is quite a rare opportunity, a village chalet with a ‘foreigners’ certificate’ allowing non-Swiss to purchase. It is in excellent condition and has a view to die for - looks at six 4,000m peaks. South facing so gets maximum solar radiation, all year.
It’s at 1100m and has easy access. It has a garage, three double bedrooms & two singles, two bathrooms, and a living-dining room and kitchen. It was built in 1975 to a high standard and in traditional style. It has new gas central heating and double glazing throughout. It’s semi-detached, joined to another which has a great owner (Elke) from Germany. Sun drenched large balcony. We have the next chalet along, which is identical and it’s just brilliant. Stream at the back, woods, so walking straight into the meadows and up the mountain. Postcode is 3974.
We use ours throughout the seasons, and summer walking and mountain biking is fantastic. Crans Montana is 15 mins drive away, but 40 mins away are many many Magic Pass playgrounds - Vercorin, Nax, St Luc, Chandolin, Lauchernalp…and many many more.

It does sound good and incredibly good value. You definitely wouldn't get that in Les Saisies for £425K.

@Origen, yes it’s all a bit unusual in CH - house price inflation is comparatively low, due to the highly restricted market - that’s designed to keep prices low for young Swiss people - so the challenging thing is to find a property with a certificate for foreign sale. You might think that the rarity of those - like this one - means that prices are higher; but in fact it means that few people even think of buying in Switzerland, so prices are lower. Strange but true.

That would probably be getting on towards €1m in Andorra and this is the big problem here at the moment for normal people (like me!). The cost of buying property has probably doubled since covid.

It's certainly the case that being available for foreigners to buy does not increase a property's value. We only found out part way through our last purchase that this was the case with our house here. Made no difference to us, C permit holders, but was brought up in passing.
The other thing that keeps prices from rising is that inflation and interest rates have been consistently very low over the last 20-odd years, while the Swiss Franc has just continued to rise and rise against neighbouring currencies. It balances out in the long run, perhaps, but for a Pound or Euro based buyer, property is at least twice as expensive as it was when we first moved here.
Edit: or possibly not, now that I think about it. Prices go down as well as up, as the banks are keen to point out when chatting mortgages. I recall that the Engelberg apartment we bought in 2007 was priced at only around 80% of its original purchase price from 20-odd years before. It had certainly risen, by 50% or so, when we sold in 2018, so was back above the price when new, although that was at least in part due to work I had done, like making an attic space into a usable and pleasant bunk room.

It’s essentially turnkey - gas central heating protects and heats all through winter, good state of decoration with much recently done, new double glazing.
